BC Bridging Solutions is a newly established company specifically formed to offer bridging finance to Sectional Title schemes which are in financial difficulty because their members are in arrears with levy contributions. BCBS, through its various associate companies, has a seven year track record of providing bodies corporate with financial assistance, and has helped over 100 schemes with a combined R110 million through recent years.
The BCBS team has a unique blend of specialist skills in Sectional Title and Investment Banking which has allowed it to put together this very innovative solution. The OUR PEOPLE page gives you a background to some of these skills and experiences, but it would be fair to say we probably have the preeminent knowledge in South Africa with respect to the provision of sectional title bridge funding.
BCBS is located in three offices around the country, each of which deals with a particular aspect of the business. Our Sandton office focuses on capital management, the Johannesburg office is predominantly concerned with asset origination (loan granting) and finance, and the Durban office deals with much of the management and compliance functions once a loan has been granted. In addition to the terrific team we employ, we also work closely with the professionals usually engaged by the body corporate themselves such as the managing agents and the collection attorneys. This helps to ensure we keep the costs of providing these loans down to a minimum, and very importantly allows us to maintain our independence. We do not use the promise of financial assistance as a carrot to get a property management agreement.
